1. Transfer of Plots:

The transfer of MIDC plots to individuals or companies for the purpose of establishing their units is possible, subject to prior approval from MIDC. Approval for plot transfer is granted by MIDC under certain conditions, and a transfer premium may be applicable

2. Change in shareholding pattern / Partners in MIDC records: 

After carefully reviewing the application, MIDC considers changes in the shareholding pattern of private limited companies or partnerships, whether involving individuals within or outside blood relations. Depending on the circumstances, MIDC may approve such changes without any charges or by applying STF/Differential premium.

3. Allotment of Plot under Priority category:

MIDC allocates plots on a priority basis to support expansion initiatives, FDI investments, mega projects, as well as Fortune Global-500 and Economics Times-200 companies.

4. Extension of Time limit for Obtaining Building Completion Certificate (BCC):

Once a plot is allotted by MIDC, it must be utilized in accordance with the MIDC policy. This involves obtaining the Building Construction Certificate (BCC) by completing a minimum construction of 40% and commencing production within the specified timeframe. In the event that the BCC is not obtained within the given timeframe, an extension of the time limit can be sought from MIDC to obtain the BCC.

5. Mortgage Consent:

Upon request, MIDC grants permission for mortgaging the plot and facilitates the execution of a Tripartite agreement involving the plot owner, MIDC, and the financial institution. This arrangement enables the plot owner to obtain financial assistance from the designated financial institutions.

6. Execution of Predetermine Lease:

Before seeking Mortgage consent, it is essential to execute a predetermined lease agreement with MIDC. This predetermined lease agreement is necessary when an individual or entity requires financial assistance from a financial institution to initiate a project.

7. Execution of Final Lease:

Following the issuance of the Building Construction Certificate (BCC), it is imperative to execute the Final Lease agreement with  IDC to establish the plot’s title.

8. Change in Company Name / Address:

Upon reviewing the application, MIDC grants approval for changes in the company name and address. MIDC carefully scrutinizes the application before acknowledging the requested modifications.

9. Permission for Sub-letting / Sub-leasing of Plot:

MIDC provides permission for sub-letting or sub-leasing a portion or the entire area of a plot that is not being utilized. This allows the plot owner to lease the unused space to a third party, subject to the payment of applicable charges as determined by MIDC.

10. Permission for Amalgamation of Plots:

After assessing the feasibility in accordance with the DC rules of MIDC, MIDC grants permission for the amalgamation of two or more plots. This amalgamation allows for the waiver of marginal space between the plots.

11. Change in Activity:

Upon careful review of the application and obtaining approval from the environment department, MIDC grants permission for changes in the manufacturing activity conducted on a plot.

12. Change in Land Use:

After obtaining approval from the relevant departments, MIDC has the authority to grant permission for changes in land use from industrial to commercial or vice versa.
